Proper Stays LLC ("Proper Stays," "we," "us") manages and leases residential rental homes in Charleston, South Carolina. This policy explains what information we collect, how we use it, and the choices you have. It applies to www.properstays.com, our phone and text lines, and our email communications.
Information we collect
Information you give us, such as your name, email address, phone number, mailing address, move in dates, property details, and anything you include in a form, call, email, or text message. Information from our rental and property management software when you apply for, lease, or manage a home with us. Basic website data such as browser type, pages visited, and approximate location, collected through standard analytics tools.
How we use your information
To respond to your inquiries, schedule showings and tours, process rental applications and leases, coordinate maintenance and property access, send account, rent, and lease notices, provide owner services, and improve our website and service. We may also use it to comply with the law and protect our rights.
Text messaging (SMS)
If you text our business number or agree to receive texts from us, we use your mobile number only to communicate with you about your inquiry, showing, rental, maintenance, lease, or account. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt in data and consent are excluded from all information sharing described in this policy and will not be shared with or sold to any third party.

We do not sell your personal information. We share it only with service providers who help us run our business (for example, property management, payment, phone, email, and maintenance vendors) and only as needed to provide our services; with property owners when it relates to the home you rent; and when required by law. Mobile numbers and SMS consent are never shared for marketing, as stated above.
Data security and retention
We use reasonable administrative, technical, and physical safeguards to protect your information and keep it only as long as needed for the purposes above or as required by law.
Your choices
You may ask us to access, correct, or delete your information, or opt out of emails or texts at any time. Reply STOP to any text, use the unsubscribe link in any marketing email, or contact us using the details below.
Children
Our services are not directed to children under 13, and we do not knowingly collect their information.
