What is the minimum stay at Proper Stays?
All of our homes have a 30-night minimum. Guests stay anywhere from one month to a year and beyond.
Can I rent a furnished home in Charleston for just one month?
Yes. Every Proper Stays home starts at 30 nights, and most guests stay one to six months.
How much does a furnished monthly rental in Charleston cost?
Most of our furnished homes listed right now run $3,700 to $11,000 per month, depending on size, neighborhood and dates, with studios and large estate homes outside that range. Utilities and Wi-Fi are included in that monthly rate. See live prices on our Monthly Rentals page.
How do I book a tour?

How do I apply for a home?
Open any home on our Monthly Rentals page, tap Details, then Apply Now. You can also call or text (843) 640-0897 and we will walk you through it.
Can I extend my stay?
Yes, and extending is usually one text away. Let us know early, because what is booked after you on the calendar decides what is possible.
Is a security deposit required?
Yes. A refundable security deposit equal to one month's rent is due with your booking. It is returned after checkout, subject to the terms of your stay.
What is included
What is included in a Proper Stays home?
Designer furnishings and linens, a fully equipped kitchen, all utilities, high-speed Wi-Fi, parking and smart locks. Bring a suitcase. Everything else is waiting.
Are utilities and Wi-Fi included in the monthly rate?
Yes. Utilities and high-speed Wi-Fi are bundled into one monthly rate, so your number is predictable.
Are there leasing fees?
No. We do not charge leasing fees.
Are all of your homes furnished?
Most are. 79 of the 87 homes on our site right now are fully furnished. A few are unfurnished and clearly labeled, and the Furnished filter on our Monthly Rentals page shows only furnished homes.
What extra services can you arrange?
Private chefs, in-home massage, grocery delivery, and baby and beach equipment, plus our Charleston Guest Guide with the local restaurants, shops and experiences we love.
Pets and day to day
Are pets welcome?
Many of our homes are pet friendly (56 of the homes listed right now accept dogs or cats). Tell us about your pet when you inquire and we will match you with the right home.
How do I pay rent and request maintenance?
Through your guest portal. Pay by credit card or ACH, set up autopay, and submit maintenance requests from your phone, or simply call or text us.
Do I need renters insurance?
Plan on it. It is inexpensive and covers your own belongings. You can upload your coverage or purchase a policy right from your guest portal.
Costs and taxes
Do monthly furnished rentals in South Carolina pay accommodations tax?
Yes, until the stay reaches 90 continuous days with the same guest. Our 30 to 89 night stays carry 10% in South Carolina state and local tax, added to the monthly rate at booking. The extra 4% city and county accommodations tax applies only to hotels and stays under 30 nights. At 90 days or longer, no accommodations tax applies.
Is a furnished rental cheaper than a hotel for a month in Charleston?
For stays longer than about three weeks, generally yes. In Charleston you can stay a month in a fully furnished home for about the price of a week in a short-term rental, with a full kitchen, more space, and utilities and Wi-Fi included.
Corporate, insurance and medical stays
Do you offer corporate housing in Charleston?
Yes. We provide furnished executive rentals for companies moving talent to Charleston, with 30+ night terms, corporate direct billing on one monthly invoice, and one local team from keys to checkout.
Can you house a whole project team or production crew?
Yes. We place teams across multiple homes with one point of contact and consolidated billing, and coordinate move-ins so everyone arrives together.
Do you work with insurance adjusters?
Yes. If you are displaced by a claim, we work directly with your adjuster to place your family fast in a furnished, flexible home close to your own.
Do you rent to travel nurses for 13-week assignments?
Yes. Thirteen-week contracts are one of the most common stays we host, in homes near MUSC and Roper St. Francis. Agencies and hospitals can be billed directly.
Neighborhoods
Which Charleston neighborhoods do you have homes in?
Right now: Downtown Charleston (71 furnished), Mount Pleasant (3 furnished), James Island (5 furnished). See each neighborhood page for the homes we have there and the local spots we love nearby.
Which neighborhood is best if I work downtown or at MUSC?
Downtown, James Island and lower Mount Pleasant give the shortest commutes. West Ashley gives the most space for the price if you can absorb bridge traffic.
Which area is closest to Boeing South Carolina?
Park Circle and North Charleston are closest to Boeing South Carolina and Joint Base Charleston.
How far is Mount Pleasant from downtown Charleston?
About 10 to 30 minutes by car over the Ravenel Bridge, depending on the time of day.

Do I need a short-term rental permit for a 30+ night rental in Charleston?
The City of Charleston's short-term rental rules apply to stays under 30 consecutive days, so 30+ night rentals fall outside them. Check business license requirements for your property.
